Downtown real estate sales may have declined, but the urban condo lifestyle is still in demand. In the past, we saw sell-outs that occurred within hours of a condo grand opening. Today’s sales have been replaced with a consistent flow of cautious buyers, taking extra time to make that important purchase.

First time buyers are attracted to the smaller affordable units that allow them to get into the real estate game with a mortgage payment no larger than they paid for rent.

The convenient urban location offers proximity to work, public transit, shopping, and entertainment. Most downtown areas have more than their share of gyms and parks with public walking paths for those daily work-outs. If something isn’t within walking distance, it’s usually no more than a short bus or cab ride away.

The double-paned windows in today’s condos do a good job of filtering out the traffic noise. In fact, many say that after the first week, they don’t even notice it.

Some condo owners opt for the additional parking spot, which usually costs well over $ 20,000. Others, decide it’s time to do away with the extra vehicle altogether. Many downtown Canadian cities have car-share co-ops which provide a cost-saving, environmentally friendly alternative to owning a car.

With a co-op, those who require occasional use of a car, pay a membership fee and become joint owners of several vehicles which are shared among all the members. This puts less cars out on the roads and makes it easier on the environment, as well as people’s wallets.

The insurance is included in the fees and if a member has an accident, they are responsible for the deductible. Everyone is listed as a separate driver under a fleet insurance plan. Usually, members pay a refundable deposit (on average about $ 500) and then a $ 20 non-refundable registration fee to cover lockbox key and credit check. If a member leaves the co-op, their $ 500 deposit is returned. Usually a minimum time frame of 6 months is required.

Depending on the size of the co-op, they may offer various operating rates based on usage.

- Higher usage (251 or more km) – $ 40.00 / month administration fee plus.18 per kilometre

- Moderate Usage (81-250 km) – $ 15.00 / month administration fee plus.28 per kilometre

- Lower Usage (1-81 km) – $ 6.25 / month administration fee plus.38 per kilometre

- Zero Usage – No charge

Special daily rates may apply for trips 3 days or longer and may vary slightly for the type of vehicle being used.

All these fees include gas, maintenance, insurance, auto club membership, parking permit and cleaning. The driver is expected to keep the vehicle tidy and refill the tank if it goes below halfway. Receipts for any gas expenses is submitted and deducted from the monthly dues.

When a member wants to book a car, they just go online and use the web-based reservation system to reserve a vehicle. Every member has their own lock box key which gives them access to the car key.

Car share co-ops aren’t for everyone, but for those who require a vehicle an average of 4 days a week or less, this system can work out perfectly.

I Just Moved To Chicago

Question by Slicey: I just moved to Chicago and don’t know which TV/Internet service to go with. What’s best for downtown living?
I’m living in downtown Chicago (60601) and need to get TV/Internet service. I don’t really care about the bundled packages that include phone because I primarily use my mobile phone at home.

I think most people here have Comcast, but some of the specialty channels I like (LOGO, for instance) aren’t currently available. Is DirecTV the way to go or is it best to stick with cable?

I also work from home and need speedy internet service. I don’t need DVR service since I have TiVo. If home phone is included cheaply then I may consider it, but will most likely only need Cable and Internet.

Premium movie channels also aren’t a big draw for me, but I do enjoy cable channels like BRAVO, LOGO, DISCOVERY HEALTH, TRAVEL, IFC, SUNDANCE, ENCORE, etc.

Also, I live in a high-rise apartment… is DirecTV or DISH even possible or am I stuck with Comcast and their more expensive plans?

I have had Comcast for the past 5 years and have not had any problems. The broadband is extremely fast and I have only experienced one outage. I never lived in a high rise, so you’ll have to ask your building manager about satellite.

There’s no LOGO, but everything else is available from Comcast.

There is digital voice, but if you have a cell phone, stick with it. Cost is like $ 20-30 per month.

Yes, the prices are high, but the service and customer support have been excellent.

If you’re a fan of wine and live in Austin, Texas there is a lot for you to be happy about. The area is home to two excellent wine bars/restaurants, a unique wine store that offers tasting lessons and a yearly festival that lets locals experience all that wine country has to offer.

First on the list is the Uncorked Tasting room & Wine Bar. It’s located at  900 East 7th Street and is open 3 p.m. to midnight on week days and 3 p.m. to 1 a.m. on Saturdays. It is closed on Sundays. They offer a selection of 127 wines from 13 different countries, with something to suit all budgets. If you’re in the mood for sampling several different wines at once try the wine flights, which have a separate menu. These orders come with a sample of three different wines all with a card to help you identify which is which. This is a terrific way to become exposed to something new. They offer a full dinner menu with reasonably priced meals.

Vino Vino is another local spot that is passionate about wine. It offers a store, a wine bar and a restaurant. It’s located at 4119 Guadalupe Street just north of campus. The retail store is open on Monday through Saturday from 11 a.m. to 12 a.m. and on Sunday from 3 p.m. to 10 p.m. The bar serves guests on Monday through Saturday from 6 p.m. to 12 a.m. and on Sunday from 6 p.m. to 10 p.m. The restaurant is open on Sunday through Thursday from 6 p.m. to 10 p.m. and on Friday and Saturday from 6 p.m. to 11 p.m. It’s a small venue but perfect for getting a glass of your favorite wine and a nice meal. When you shop at the retail store you should know that you can get 15% off two bottles or more so it’s a great time to stock up your at home wine cabinet.

For an education in wine, look no further than the Grapevine Market. Located at 7938 Great Northern Boulevard it features Grapevine University, weekend classes on wine tasting of all types. The folks at Grapevine Market love to share their passion for wine and for per class, you’ll be able to become passionate about it too. The hour long wine tasting seminars are held on Saturdays and upcoming classes include Central Italy, Burgundy and Champagne and Sparkling Wine.

If traveling from winery to winery is more your speed, don’t miss out on the Texas Wine Trails. These special events are self guided tours through Texas Hill Country and includes 24 different wineries. The Texas Wine Month trail lasts all of October. Your ticket to the event entitles you to one to three free tastes of wine. Tickets are per person and per couple. You’ll also receive a recipe collection of the top dishes from the wineries once you visit 14 wineries, and you’re entered in a Texas Wine Month raffle.

As you can see, when it comes to wine, Austin is the place to be!

First Annual Treefort Music Fest

The inaugural Treefort Music Fest will take place in downtown Boise March 22 – 25. More than 120 national, regional and local bands will perform at eight venues with one act, the John Steele Singers, making the trip from Brisbane, Australia. Other recognizable names include Built to Spill, of Montreal, WHY?, The Cave Singers, Typhoon, Blitzen Trapper, AraabMUZIK, Delicate Steve and EMA.

Musical genres represented at Treefort include indie rock, electronic dance music, hip-hop, psychedelic, dream pop, experimental rock and more. ?Treefort Music Fest brings yet another cultural, art-focused musical event to Idaho, adding to an already extensive list and giving visitors another reason to visit the Treasure Valley,? said Karen Ballard, administrator of the Idaho Division of Tourism. ?Boise?s music scene has tremendous energy with a variety of restaurants and clubs showcasing a variety of local, regional and national artists.?

General admission wristbands cost $ 79, and can be purchased on the festival’s website, http://www.treefortmusicfest.com. Shows will be filled on a first-come, first-served basis. Proceeds from the festival will benefit Radio Boise, a non-commercial, community radio station.

Fans can win two round-trip tickets to Boise on Alaska Airlines from the U.S. cities the airline serves. The winner will also receive two (2) four-day festival passes. The Treefort Music Fest was conceived as an extension of the current momentum in Boise’s up and coming music and cultural scene. Within the last year, Boise-based artists have been lauded by some of the world’s most reputable publications. Treefort Music Fest organizers view this event as another stepping stone for the city’s growing arts scene.

Youth Lagoon, with Trevor Powers of Boise at the lead, is about to embark on a world tour and will open ten shows for Death Cab For Cutie, an internationally recognized indie-pop outfit. Additionally, the internationally acclaimed Trey McIntyre Project put down roots in Boise in 2008, joining Ballet Idaho, Boise Contemporary Theater, Idaho Shakespeare Festival, the Boise Philharmonic, community based dance, music and theater groups and emerging and established visual artists.
